Provide support, experience and strength in representing Asset Owners, Investors, and Management personnel in all aspects of setting goals and providing project execution
Managing cost estimates and overall budgets for Owners’ and Investors’ asset developments, balancing reality and estimates to get projects within budget and schedule
Providing an extension of Owners’ staff to represent the best interests of the Asset Owner, Developer and builder in daily execution to avoid problems, conflicts and defects and meet goals and expectations
Basic Construction Administration and management on behalf of Owners and Development Managers frees up staff to focus on big picture issues, pursue other deals, and achieve goals for the project on time and under budget
Coordinate and assist with securitization of properties for the best use while minimizing unknowns and other issues that affect budget, schedule, and integrity of the property
Provide another set of eyes, ears, and experience to inspect progress in the program for development, construction, and other aspects of execution for Owners’ assets
From initial securitization of properties to best use studies, we can match consulting service fees and soft costs with hard costs, including construction, for complete budgets
QUALITY ASSURANCE
Quality assurance involves doing the right thing at the right time, and controlling the process to meet expectations, code requirements, and design & construction standards
Assisting the Owner with selection of the right design team for the type of project at hand, and managing the process from master plan to schematic and actual CD’s
Analysis and quantification of assets, property management needs, and hands on asset management to maximize value and returns
Working with the Owner, designers & contractors to resolve disputes in the field, “paper” the job and provide documentation, and ultimately coordinate and support all parties to contract disputes and their legal teams
From intermittent inspections, pay applications, and contract administration, to full time construction management on-site, with coordination of RFI’s, ASI’s, and CO’s. Monitor schedule, sequence, and budget for on-time and in-budget performance by all parties, documenting the whole process through as-built drawings
Work with all parties to property development, providing honest communications with permitting authorities, local planning agencies, and other neighbors and concerned citizens
General, square foot estimates to detailed unit price based cost estimates and quantity surveys, this may result in the design development budget above
Provide a presence for the Owners at the table with local community leaders, coordinating with neighborhood associations, HOA’s, and other neighbor organizations to inform
Preliminary, broad-based scheduling to detailed milestones and Premavira schedules, with particular attention to design and construction schedules by those disciplines
Selection of appropriate marketing services, including public relations and sales teams; followed by coordination and production of marketing collateral
Maintaining design development budgets and actual construction budgets through control of various processes in the field and close monitoring & control of changes
Coordination of this critical design approach, including charrettes, with land planners, civil engineers and architects as appropriate for the project and the Owner.
